Housing cases, Mankind's life, from being sedentary to this time, has taken an important place. So that, person, on obtaining housing, housing- open space/ of relationship betweeen landscape dimension (design) is guided by preferences. In this sense, In today's conditions, of peoples, himself, from the city's busy and stressful environment, by send away, brings together with nature and landscape, constituent open spaces environmental quality high, from of the physical environments as long as they are satisfied, It is understood that the matter be satisfied. This study, it is discussed that how the landscape values are reflected to the real estate values of the residential complexes. In this approach it is aimed that to investigate the value of housing in housing settlements. The purpose is to reveal the relationship between the quality of the landscape and the value of housing. Depending on the general characteristics of housing settlements, it is investigated that the landscape areas, volumes, quality and quantity was studied to examine the values which take place in the structural units. The results of the review are evaluated that the effects on housing values were tried to be determined that depending on the housing settlements, the housing prices on the quality of landscapes and the landscape prices. The scope of the case study includes, the growing number of housing settlements which is thought to affect the social and physical structure of the city every day in Çanakkale starting from 1990s to the beginning of the 2000s. The results of the case study have revealed important findings about landscape design in housing generally. In housing settlements, it is appeared that there is a relationship between the characteristics of housing settlements landscapes and the real estate values of the residential complexes in housing settlements.
