Housing cases, Mankind's life, from being sedentary to this time, has taken an important place. So that, person, on obtaining housing, housing- open space/ of relationship betweeen landscape dimension (design) is guided by preferences. In this sense, In today's conditions, of peoples, himself, from the city's busy and stressful environment, by send away, brings together with nature and landscape, constituent open spaces environmental quality high, from of the physical environments as long as they are satisfied, It is understood that the matter be satisfied. This study, it is discussed that how the landscape values are reflected to the real estate values of the residential complexes. In this approach it is aimed that to investigate the value of housing in housing settlements. The purpose is to reveal the relationship between the quality of the landscape and the value of housing. Depending on the general characteristics of housing settlements, it is investigated that the landscape areas, volumes, quality and quantity was studied to examine the values which take place in the structural units. The results of the review are evaluated that the effects on housing values were tried to be determined that depending on the housing settlements, the housing prices on the quality of landscapes and the landscape prices. The scope of the case study includes, the growing number of housing settlements which is thought to affect the social and physical structure of the city every day in Çanakkale starting from 1990s to the beginning of the 2000s. The results of the case study have revealed important findings about landscape design in housing generally. In housing settlements, it is appeared that there is a relationship between the characteristics of housing settlements landscapes and the real estate values of the residential complexes in housing settlements.

Konut olgusu, insanoğlunun hayatında, yerleşik hayata geçmesinden bu zamana, önemli bir yer almıştır. Öyle ki, kişi konut sahibi olmada, konut-dış mekân/peyzaj arasındaki ilişkilerin boyutuna (tasarımına) göre tercihlerini yönlendirebilmektedir. Bu anlamda günümüz koşullarında insanların, kendisini kentin yoğun ve stresli ortamından uzaklaştırarak, doğa ve peyzajla buluşturan, çevresel kalitesi yüksek dış mekânlar oluşturan fiziksel çevrelerinden memnun oldukları sürece, konutlarından da memnun oldukları anlaşılmaktadır. Bu çalışma konut yerleşimlerinde dış mekân - peyzaj kalite ve değerlerinin irdelenmesini ve bu değerlerin konut değerine nasıl yansıyacağının araştırılmasını amaçlamaktadır. Amaç, peyzaj niteliği ve değeriyle konut değeri arasındaki ilişkiyi ortaya koymaktır. Konut yerleşimlerinin genel özelliklerine bağlı olarak, ünitelerde yer alacak olanpeyzaj alanları ve yapısal donatıları hacimleri, nitelik ve nicelik değerleri incelenmeye çalışılmıştır. İnceleme sonuçları değerlendirilerek, konut yerleşimlerinin dış mekân - peyzaj kalitesine bağlı olarak konut değerlerine olan etkisi ortaya konulmaya çalışılmıştır. Alan çalışmasının kapsamı, Çanakkale’de 1990’dan sonra kent strüktürü içerisinde belirginleşmeye başlayan, 2000’li yıllardan itibaren sayısı her geçen gün artmakta olan ve kentin sosyal ve fiziksel yapısını etkilediği düşünülen “konut yerleşimleri”ni içermektedir. Alan çalışmasının sonuçları genel olarak konut yerleşimlerinde peyzaj tasarımı ile ilgili önemli bulgular ortaya koymaktadır. Konut yerleşimleri tasarımında dış mekân - peyzaj kalitesi ile konut değerleri arasında bir ilişki olduğu ortaya çıkmaktadır.
