Demographic transformations, socio-economic and cultural issues have increased the number of single-family households in the population. In parallel, it has also begun to emerge housing needs that respond to different expectations. Thus, loft, studio, home office and suit rooms are some typical housing units specialized for single-family households. In the research, it has been examined the development process, site selection criterias and plan scenarios of these dwellings in Ankara. In the light of data obtained from current housing announcements, it has been identified the regions where small housings are distributed in the city. Also, it has been designed a chart for those which have plan scenarios for user requirements. As a result, it has been seen that small housing gathers in the Çankaya and Etimesgut districts of the city. Despite the architectural constraints imposed by tunnel formwork load bearing systems, they contain different plan constructs from a spatial point of view.
